About The Bluffs
The Bluffs at Round Mountain is a gated, residential community located in Blanco County. The subdivision sits on 236 acres that was divided into 40 tracts of approximately 5-7 acres for single family homes. The minimum home size is 1,800 square feet and must meet the 51% masonry requirement. No mobile or modular homes are permitted.
The community is governed by a Property Owners Association made up of the tract owners with a Board consisting of 7 members. The POA is responsible for community road and gate maintenance, approval of building plans, and enforcement of community covenants and restrictions.
Annual POA dues are $500 per lot except for lots 39 and 40. You will be assessed property taxes of 1.63% (tax rate subject to change) on only 1 acre of your property. The tax rate on the other acres of your property, no matter how many, are taxed at $5.00 per acre, per year under an AG Exemption. The AG Exemption is due to the Blackbuck antelope that graze the land.
Property owners are responsible for their own gas, septic, and water systems. Electricity can be purchased from Pedernales Electric Cooperative. Please see the Useful Information Page for links to additional amenities and websites.
The major school district for The Bluffs is Johnson City ISD and the community is served by the Round Mountain Volunteer Fire Department and the Blanco County Sheriff's Department.
