What is the process for starting to build at The Bluffs?
New Construction: The Bluffs at Round Mountain
The following are the steps needed for new construction (residence, barn, or workshop) at The Bluffs:
Step 1 - Architectural Control Committee Approval
FEE - $250.00 (Non-Refundable)
How To Pay -
Make the check payable to The Bluffs at Round Mountain. Include your Lot # in the check. Also note the purpose of the check i.e ACC Approval

Details
Two sets of professionally drawn Plans and Specifications for all proposed Improvements, showing the location of all Improvements in the Tract, and any applicable fees or deposits together with such other reasonably necessary information as the Architectural Control Committee shall request. Also please be sure to submit the new home construction application

Step 2 - Construction Deposit
FEE - $1000.00 (Refundable)

Details
A deposit of $1,000.00 must be paid at the time Plans and Specifications are submitted for the construction of a new residence, barn, or workshop. This deposit will be held for the purpose of securing a Tract Owner's performance of the obligations imposed by these Restrictions during the construction process. Upon completion of construction, the Tract Owner will be refunded the deposit less any obligations incurred as a result of any uncured violation of these Restrictions and any damage to Common Areas of the Subdivision.

Step 3 - Construct

Details
Please make sure that the people coming in and out of the community during construction understand the restrictions in the community. Know that there are people living here and to follow any common courtesies and 25mph speed limit.
Step 4 - Move in / Request Refund
Refund - $1000.00
Details
Upon completion of construction, the Tract Owner will be refunded the construction deposit ($1000) less any obligations incurred as a result of any uncured violation of these Restrictions and any damage to Common Areas of the Subdivision. The construction deposit will be mailed to the address provided by the Tract Owner to the POA.
